Executive Summary

Forrester found that owners of multifamily communities managed by Greystar received industry-leading discounts from Greystar’s National Accounts suppliers, saving 12.6% to 19.4% off list pricing beyond the average available pricing to other multifamily property management firms. Greystar-managed communities further benefited from best available customer service, terms, and fulfillment prioritization — accelerating unit turnover, optimizing strategy, and ensuring operational continuity.

Greystar is the largest property management company for multifamily community owners in the United States. Using its size and scale, Greystar established a National Accounts supplier program in which suppliers of key goods and services are bound to negotiated contracts on behalf of Greystar clients with communities managed by Greystar. These communities are encouraged to leverage National Accounts suppliers for goods and services so that owners can benefit from negotiated pricing, terms, customer service, and fulfillment prioritization.

Greystar commissioned Forrester Consulting to conduct a Total Economic Impact™ (TEI) study and examine the financial benefits that multifamily community owners may realize by procuring goods and services through Greystar’s National Accounts suppliers. The purpose of this study is to provide readers with a framework to evaluate the potential financial impact of Greystar’s National Accounts supplier program for their communities.1

To better understand the benefits and risks associated with using Greystar’s suppliers, Forrester interviewed four asset managers from firms that own multifamily communities managed by Greystar, representing approximately 180 properties under management. To gain insight into negotiated contract details for Greystar-managed communities, Forrester also interviewed four individuals and surveyed 42 respondents from Greystar National Accounts suppliers.

For the purposes of this study, Forrester aggregated the experiences of the interviewees and survey respondents to form a financial analysis for a single representative multifamily community. This sample community is a Class B, 300-unit property that generates $2,000 per unit per month in rent.

As was true for most communities owned by interviewees’ organizations, the sample community switched to Greystar from an alternative property management company or utilized an in-house property management division. Decision-makers for the sample community decided to use the National Accounts suppliers to their fullest, rerouting most supplier spending through those firms.

Key Findings

Greystar combines national purchasing scale, negotiated supplier agreements, procurement governance, and dedicated supplier support to help owners lower the cost of goods and services, obtain more favorable terms, and improve operational consistency. Associated Advantage Solutions capabilities expand the value story through specialized expertise, vetted technology, waste optimization, reporting, and portfolio-level support, but those adjacent capabilities are not included in the quantified benefit tables unless directly connected to National Accounts Procurement.

Quantified benefits. Quantified benefits for the composite organization include:

  • Communities receive larger supplier discounts with Greystar for repairs, maintenance, and utility services, saving 17.3% more off list pricing than other multifamily buyers. The sample community reduces per-unit costs by $329 per year with Greystar National Accounts suppliers. After accounting for risks, it saves $88,749 per year on repair, maintenance, and utility services costs, driving a three-year, risk-adjusted PV benefit of $220,706.

  • Communities receive larger supplier discounts with Greystar for marketing, technology, and digital services, saving 19.4% more off list pricing than other multifamily buyers. The sample community reduces per-unit costs by $126 per year with Greystar National Accounts suppliers. After accounting for risks, it saves $34,047 per year in marketing, technology, and digital services costs, driving a three-year, risk-adjusted PV benefit of $84,670.

  • Communities received larger supplier discounts with Greystar for capital projects and renovations, saving 18.2% more off list pricing than other multifamily buyers. The sample community saves an average of $3,276 per unit renovation with Greystar National Accounts suppliers. After accounting for risks, and at a rate of 15 units renovated per year, it saves $41,769 per year in renovation costs, driving a three-year, risk-adjusted PV benefit of $103,873.

  • Suppliers prioritize communities managed by Greystar for fulfillment of goods and services, turning units faster to boost revenue. Ninety percent of suppliers providing maintenance, repair, or utility services provide Greystar communities with the best available fulfillment speed and prioritization during supply chain disruptions. Marketing suppliers similarly provide their best offerings to help Greystar clients reach current and prospective residents. The sample community increases occupancy by 0.5% utilizing Greystar National Accounts suppliers, adding 548 days of additional rent per year. After accounting for risks, it earns $30,628 in additional revenue per year, driving a three-year, risk-adjusted PV benefit of $76,167.

Unquantified benefits. Benefits that provide value for the composite organization but are not quantified for this study include:

  • Best available customer service and support. Suppliers described dedicated property-level representatives, regional account executives, national relationship leaders, implementation teams, and escalation paths. They said this support improved the experience of community teams and reduced the operational impact of supplier issues.

  • Improved resident experience and property reputation. Owners connected faster work orders, consistent unit readiness, stronger product quality, and responsive supplier service with a better resident experience. Suppliers similarly described how faster service, improved product performance, and dedicated support can reduce resident disruption and complaints.

  • Portfolio visibility, reporting, and purchasing governance. Suppliers supported visibility through spend reporting, account reviews, sustainability data, ordering portals, standardized product lists, and service usage information. The composite organization gains a more consistent view of purchasing and supplier performance, which can improve decisions and reduce administrative effort.

  • Price protection, contract terms, and budget predictability. Greystar’s contracts with some National Accounts suppliers prevent supplier price increases above 3%. Owners said these terms help them build more reliable budgets and reduce the likelihood that an unexpected price movement disrupts a project or operating plan. During a high-inflation environment, these price limits could effectively increase Greystar’s discount relative to other multifamily buyers.

  • Priority access, fulfillment, and operational continuity. Suppliers reported that Greystar communities receive strong fulfillment support during routine operations and constrained availability periods. Greystar and its National Accounts suppliers work together to prepare for and quickly react to disasters, reducing disruption and providing operational continuity in times of uncertainty.

  • Sustainability, waste, and regulatory support. Owners said that Greystar and its suppliers help them apply specialized knowledge to sustainability and compliance requirements. The composite organization can use these capabilities to reduce waste and utility costs, avoid compliance failures, improve reporting, and lower internal effort for program evaluation.

  • Specialized expertise and targeted programs. Owners valued access to Greystar teams that evaluate property management technology, marketing, telecom, waste, maintenance, sustainability, insurance, and other specialized areas. For the composite organization, targeted programs can reduce selection risk, shorten evaluation and implementation, and improve the likelihood that a new capability produces value.

The financial analysis that is based on the interviews and survey found that a sample community experiences $651 per unit in risk-adjusted annual benefits, driving three-year, risk-adjusted total PV benefits of $485,416. The community’s owners evaluate the capitalized value of these benefits at $3.19 million.

“Best-in-class pricing and unmatched service. Greystar receives preferential product, labor, and service that simply are not available to other clients.”

“Greystar’s multifamily property owners benefit in several meaningful ways by purchasing through our supplier relationship. First, there is a clear financial advantage. Through our partnership, Greystar clients receive preferred national pricing and negotiated discounts that are not typically available at the individual property level. This helps owners maximize marketing impact while maintaining cost efficiency across their portfolios. Second, they gain access to a dedicated, specialized team. ... In short, the relationship delivers financial value, dedicated strategic support, and a collaborative approach that drives stronger performance across the portfolio.”

“Greystar’s multifamily, property-owner clients benefit from best-in-market pricing on hardware, software, and on-site labor. All contracts include a 30-day opt-out clause with no termination fees, providing flexibility and peace of mind. In addition, clients receive unlimited access to customer success and 24/7 support to ensure ongoing service excellence.”

“In your own words, what is your experience working with Greystar as compared to other management companies?”

“Greystar brings a high level of sophistication, structure, and consistency across markets. Their teams make thoughtful, data-driven decisions that align with portfolio-wide objectives, but they also carefully consider property-level performance, local market conditions, and operational realities. That balance allows conversations to stay strategic while remaining practical and results focused.”

“Greystar continues to define best in class in terms of both the people they hire and have on their teams and the level of professionalism with which they conduct business with us as a partner. They are highly communicative, organized, and accountable and have often shown the willingness to compromise for the better of our continued national partnership.”

“Working with Greystar has been a genuinely positive experience. Given the size of the organization and its national footprint, having strong, accessible leadership and corporate and regional contacts makes a meaningful difference. The support and responsiveness we receive help create alignment across markets and keep initiatives moving forward efficiently. That level of collaboration brings consistency and clarity to a partnership that spans multiple regions, and it’s something we truly value.”

Key Challenges Faced By Owner–Asset Managers

Multifamily owners entered 2026 under pressure to protect net operating income as operating costs remained elevated and rent growth stayed muted in many markets. Interviewees described a particular need to control expenses, preserve occupancy, and execute consistently across geographically dispersed portfolios while labor, regulatory, and supply conditions continued to vary by market.

The interviewed asset managers’ communities were from one of three primary “before states.” Each before state had a unique set of challenges that led the owners to seek a new management company.

Interviewees noted how their organizations struggled with common challenges before investing in National Accounts Procurement, including:

  • Owners who used other property management firms struggled with regional fragmentation, excess costs, employee inexperience, and staffing shortages. The interviewed asset managers represented owners with communities across multiple regional markets in the United States. These owners previously needed different management companies per market, which required additional labor to coordinate and obscured visibility into total portfolio performance. Strategic decision-making ability and staffing and expertise quality varied, causing some communities to fall short of meeting owners’ desired outcomes and metrics. Issues with specific communities or firms were often overlooked and developed into more serious issues. Fragmentation prevented owners from leveraging scale to negotiate supplier contracts, leading to missed opportunities for cost savings or better terms and service.

  • Owners who previously self-managed their communities sought a management company to offload excess labor and address challenges such as staffing turnover, scalability, and weak negotiated supplier contracts. Asset managers explained that managing communities required significant expertise that was not aligned with their core business capabilities. Owners often struggled to find and maintain the necessary staffing for each community and did not have a deep bench of staff with cross-market expertise to lean on when needed. Skilled-maintenance shortages, regulatory complexity, technology evaluation, and portfolio-wide initiatives required specialist resources that owners did not always maintain internally. Further, owners sourced suppliers per community, making it difficult to build and maintain dependable relationships and leaving them in a weak position for contract negotiations.

  • Owners of newly built or newly acquired communities needed management that could quickly get units operational and filled and make smart strategic decisions on the community’s behalf. Getting units renovated, marketed, and filled was critical, and owners needed support making the right strategic decisions for the market such as pricing and supplier acquisition. Therefore, market-specific expertise was critical as was general expertise regarding best practices. Procuring goods and services with advantageous pricing and prioritized service was particularly critical when launching new communities due to the greater upfront needs and costs of negotiating long-term contracts, completing renovations and unit preparation, and marketing units.

Management Selection Criteria

Interviewed asset managers shared the following goals that led them to select Greystar to manage their organizations’ communities:

  • Competitive pricing. Management fees can be significant, and it was important for the bottom line of owner organizations that they negotiate advantageous pricing. Interviewees shared that they selected Greystar in part due to its competitive pricing and fee structure.

  • The ability to consolidate community management across markets. They anticipated that consolidating management would streamline efforts to manage vendor relationships while improving reporting and visibility across communities for better portfolio-wide strategic decision-making. Interviewees shared that Greystar’s unique position as the largest management company in the US, with a presence in virtually all their markets, was a top factor in selecting Greystar to run most or all of the communities in their portfolio.

  • A deep bench of staff and sophisticated processes. Asset managers said that having many well-trained staff members who follow consistent processes helped avoid or quickly address staffing-related issues at particular communities, minimizing disruptions. This goal proved to be particularly critical during COVID-19 and remains important during the ongoing labor shortage and when communities are struck by natural disasters or other disruptions. Interviewees shared that Greystar’s large pool of talent across the country and strong training and processes were major factors in the selection, along with its ability to quickly mobilize staff and suppliers.

  • Significant market and sector expertise. Asset managers shared that it was critical their property management company possessed market expertise to secure suppliers, staffing, and residents. Decisions needed to be based on a wealth of experience to guide renovation decisions or address community challenges. COVID-19 particularly highlighted the need for expertise, and interviewees noted that Greystar rose to these new challenges — helping them successfully navigate a difficult and constantly changing period.

  • Strong supplier relationships to gain market-leading pricing, service, and terms. Asset managers noted that scale and presence across markets was critical in securing advantageous agreements, which could reduce costs and improve service. Interviewees shared that Greystar successfully leveraged its size to negotiate significantly better agreements, leading to cost savings and increased revenue. These relationships were critical during natural disasters and shortages, helping get service and goods faster and improving outcomes for owners and residents.

“Greystar is the largest in the US. They’re in all the markets where we have our properties, which is very beneficial, and we have the confidence that if we move into another market, Greystar will be there.”

Composite Organization

Based on the interviews, Forrester constructed a TEI framework, a representative multifamily community (i.e., a composite organization), and a benefits analysis that illustrates the areas financially affected. The composite organization is representative of the interviewees’ organizations, and it is used to present the aggregate financial analysis in the next section. The composite organization has the following characteristics:

  • Description of composite. A representative 300-unit, market-rate multifamily community in the United States with a blend of Class A and Class B characteristics and average monthly rent of $2,000.

  • Deployment characteristics. Uses Greystar preferred National Accounts suppliers for most standard, addressable purchases. Adoption is not assumed to be perfect, and benefit-specific risk adjustments account for off-catalog spending, local exceptions, and inconsistent compliance.

 KEY ASSUMPTIONS

  • 92% occupancy rate

  • $1,900 incurred annually per unit for addressable repairs, maintenance, utilities, and related operating purchases

  • $650 spent annually per unit on marketing, technology, and digital services

Percentage of respondents from Greystar’s National Accounts suppliers that provide repairs, maintenance, and utility services and offer the best pricing that is better than for all other multifamily buyers

Modeling and assumptions. Based on the interviews and survey, Forrester assumes the following about the composite organization:

  • The community incurs $1,900 per unit annually in addressable spending.

  • Greystar suppliers provide a 17.3% incremental discount relative to a typical national property management firm.

  • The owner routes most standard spend through contracted suppliers.

Risks. The scale of this benefit may vary by organization based on:

  • The amount and mix of addressable spend by property class, geography, age, amenities, and utility configuration.

  • The difference between Greystar pricing and the owner’s previous contracts.

  • The percentage of purchases routed through preferred suppliers and standard catalogs.

  • Regional supplier coverage, product availability, and owner-specific contract terms.

Results. To account for these risks, Forrester adjusted this benefit downward by 10%, yielding a three-year, risk-adjusted total PV (discounted at 10%) of $220,706.

Marketing, Technology, And Digital Services Savings

Evidence and data. Owners said Greystar’s negotiated technology stack, supplier relationships, and portfolio standards reduced direct costs and simplified deployment. One owner reported approximately $12,000 in annual technology savings. Suppliers described preferred national pricing, dedicated service teams, faster implementation support, and Greystar influence on product development and integration priorities.

Modeling and assumptions. Based on the interviews and survey, Forrester assumes the following about the composite organization:

  • The community spends $650 per unit annually on addressable marketing, technology, and digital services.

  • Greystar suppliers provide a 19.4% incremental discount relative to a typical national property management firm.

  • The model quantifies direct purchase savings only; revenue, productivity, and reputational outcomes are not added here.

Risks. The scale of this benefit may vary by organization based on:

  • The property’s technology stack, marketing strategy, and existing contract pricing.

  • The portion of services covered by national agreements.

  • Local market conditions and the owner’s adoption of preferred products.

  • Potential overlap with broader Greystar marketing capabilities.

Results. To account for these risks, Forrester adjusted this benefit downward by 10%, yielding a three-year, risk-adjusted total PV (discounted at 10%) of $84,670.

Renovation Savings

Evidence and data. Owners reported full renovation costs ranging from approximately $12,000 to $30,000 per unit, including one example that was near $18,000. Suppliers said Greystar negotiated best-in-class pricing for capital projects, often extending contracted pricing to contractors. The interviews also showed that owners were moderating renovation scope and volume when limited rent growth reduced the expected return on upgrades.

Modeling and assumptions. Based on the interviews and survey, Forrester assumes the following about the composite organization:

  • The composite uses an $18,000 average renovation cost per unit.

  • The composite renovates 5% of units, or 15 units, annually. This reflects a conservative midpoint between current interview evidence that is below 3% and more typical historical rates.

  • Greystar suppliers provide an 18.2% incremental discount on applicable capital-project purchases relative to a typical national property management firm.

Risks. The scale of this benefit may vary by organization based on:

  • The owner’s renovation strategy, property condition, and expected rent premium.

  • The portion of project spend covered by national supplier agreements.

  • Contractor compliance with Greystar pricing and reporting.

  • Project scope, labor mix, region, and product selection.

Results. To account for these risks, Forrester adjusted this benefit downward by 15%, yielding a three-year, risk-adjusted total PV (discounted at 10%) of $103,873.

Shortened Vacancy Period Savings

Evidence and data. Owners credited Greystar’s National Accounts Procurement, supplier relationships, product availability, technology, and portfolio support with helping teams maintain occupancy and execute unit readiness. One owner reported approximately 94% occupancy and said its Greystar-managed portfolio entered the leasing season ahead of many peers. Supplier evidence described next-day or accelerated fulfillment, stocked standard products, dedicated escalation paths, and prioritized service. The owner evidence also included a Google rating improvement from 3.9 to 4.1, which an interviewee associated with greater prospect interest and quicker turnover.

Modeling and assumptions. Based on the interviews and survey, Forrester assumes the following about the composite organization:

  • National Accounts Procurement and supplier support contribute to a 0.5% occupancy improvement, equal to approximately 548 additional occupied unit days per year.

  • A 15% risk adjustment reflects that occupancy is also affected by pricing, market supply, property quality, marketing, and broader property management practices.

Risks. The scale of this benefit may vary by organization based on:

  • Local supply, concessions, rent levels, seasonality, and household formation.

  • The property’s starting occupancy, reputation, condition, and leasing execution.

  • The relative contribution of suppliers versus broader Greystar management and marketing capabilities.

  • The speed and consistency of unit turn products and services in each market.

Results. To account for these risks, Forrester adjusted this benefit downward by 15%, yielding a three-year, risk-adjusted total PV (discounted at 10%) of $76,167.

Unquantified Benefits

Benefits that provide value for the composite organization but are not quantified for this study include:

  • Best available customer service and support. Among the 41 supplier respondents who answered a survey question related to customer service, 68% said Greystar clients receive better service than all their other multifamily buyers, and 24% said the service is the best, available to very few of their other buyers. Together, 93% (rounded up) placed Greystar clients in the two most advantageous response categories. The survey and interviews indicate that Greystar communities receive a differentiated support model. Suppliers described dedicated property-level representatives, regional account executives, national relationship leaders, implementation teams, and escalation paths. Some suppliers created additional layers of support specifically because Greystar’s scale and operating model required more coordination than a typical national account.
Supplier survey comments emphasized faster issue resolution, proactive account reviews, training, onboarding support, portfolio reporting, and direct access to specialists rather than standard customer service queues. They said that this support improves the experience of community teams and reduces the operational impact of supplier issues. Faster escalation can prevent a delayed order, incorrect product, billing problem, or implementation issue from consuming staff time or affecting a resident. The composite organization could quantify this benefit by tracking supplier support cases, average resolution time, employee time per case, avoided service credits, and the cost of delays.

  • Improved resident experience and property reputation. Owners connected faster work orders, consistent unit readiness, stronger product quality, and responsive supplier service with a better resident experience. One owner reported that their portfolio’s average Google rating increased from 3.9 to 4.1 after a focused Greystar-supported reputation initiative. The owner also heard prospective residents say they visited the property first because of stronger online reviews.
Suppliers similarly described how faster service, improved product performance, and dedicated support can reduce resident disruption and complaints. For the composite organization, better service and reputation could improve lead conversion, renewals, retention, and pricing power while reducing complaint handling and resident concessions. An owner could quantify this value by connecting review scores, work order completion, resident satisfaction, renewal rates, concessions, and lead-to-lease conversion to net rental revenue.

  • Portfolio visibility, reporting, and purchasing governance. Owners said Greystar’s portfolio reporting, account management, and common operating processes reduced fragmentation across properties and markets. Suppliers supported this visibility through spend reporting, account reviews, sustainability data, ordering portals, standardized product lists, and information on service usage. In practice, these resources helped owners identify outliers, monitor adoption, compare performance, and determine whether a property was purchasing outside the preferred catalog. Owners also cited business intelligence, work order analytics, AI, and standardized technology stacks as areas where Greystar’s scale improved consistency and decision-making.
Suppliers highlighted the importance of onboarding newly acquired properties and contractors to realize the negotiated pricing. The composite organization gains a more consistent view of purchasing and supplier performance, which can improve decisions and reduce administrative effort. The benefit could be quantified through reductions in reporting labor, invoice reconciliation, supplier-management effort, maverick spend, and duplicate products.

  • Price protection, contract terms, and budget predictability. Among the 37 supplier respondents who rated purchase terms, payment plans, and benefits, 78% said Greystar clients receive terms better than those offered to all their other multifamily buyers, and 22% said the terms are the best, available to very few of their other buyers. Supplier interviews and survey results show that Greystar’s value extends beyond the initial purchase price. Suppliers described annual price caps, delayed increases, favorable payment terms, flexible cancellation provisions, and service-level commitments that were generally more advantageous than those available to other multifamily buyers.
One supplier said its broader annual increases had ranged from 5% to nearly 10%, while Greystar’s contracted increase remained approximately 3%. Other suppliers described longer price protection, eliminated surcharges, early payment discounts, and cancellation periods without termination charges. These terms helped owners build more reliable budgets and reduced the likelihood that a project or operating plan would be disrupted by an unexpected price movement. The composite organization benefits from improved predictability even when future price protection does not create an immediately measurable cost saving. The financial value would depend on the owner’s addressable spend, differences between contracted and market price increases, purchase timing, and contract duration.

  • Priority access, fulfillment, and operational continuity. Among the 41 supplier respondents who rated fulfillment speed, 63% said Greystar clients receive speed better than all their other multifamily buyers, and 27% said they receive the best, available to very few of their other buyers. All respondents placed Greystar in the top two most advantageous response categories for access during supply chain disruptions, and 90% did so for access during localized disasters. Suppliers reported that Greystar communities receive strong fulfillment support during routine operations and periods of constrained availability. Examples included inventory stocked near Greystar communities, automated replenishment based on order history, next-day delivery in major markets, product movement across distribution facilities, installation services, and dedicated escalation when a large project was at risk.
Several suppliers said Greystar orders receive priority during shortages or localized disruptions. Others described service-level agreements, proactive weather communications, emergency inventory lists, and regional team coordination. For owners, this access can reduce unit turn delays, protect project schedules, and support resident service continuity. An owner could quantify the broader benefit by measuring order fill rates, average delivery times, expedited shipping costs, project delay days, work order completion times, and downtime avoided.

  • Sustainability, waste, and regulatory support. Owners said that Greystar and its suppliers help them apply specialized knowledge to sustainability and compliance requirements. Owner evidence included lower cost sustainability reporting, GRES-related support, waste monitoring assessments, utility analysis, and regulatory requirement navigation assistance. Supplier evidence included low- and no-VOC product reporting, water conservation products, recycling programs, contamination monitoring, regulatory training, and data feeds. One supplier described a sustainability initiative that successfully moved nearly all relevant communities to low- or no-VOC interior paint, after which the practice became part of standard operations.
The composite organization can use these capabilities to reduce waste and utility costs, avoid compliance failures, improve reporting, and lower the internal effort required to evaluate programs. Owners could measure this benefit through avoided surcharges and fines, lower hauling frequency, reduced consumption, reporting labor, consultant fees, and the cost of delayed or incomplete compliance.

  • Specialized expertise and targeted programs. Interviewees said Greystar teams helped identify appropriate products, share practices proven elsewhere in the portfolio, roll out initiatives, and monitor results. One interviewed owner reported approximately $1.3 million in first-year insurance savings after using Greystar-associated insurance capabilities. The owner also valued Greystar’s broader risk management infrastructure and ability to apply national operating knowledge across a large portfolio. Suppliers also described Greystar as an influential development partner that provides structured feedback, participates in pilots, and helps shape integrations and reporting for multifamily use cases.
For the composite organization, vetted innovation can reduce selection risk, shorten evaluation and implementation, and improve the likelihood that a new capability produces value. Potential examples include AI-assisted leasing, automated ordering, work order analytics, bulk Wi-Fi, smart-home technology, leak detection, and package or waste monitoring. These examples demonstrate that Greystar’s scale can create value beyond direct supplier purchases, particularly where portfolio data, standardized practices, or aggregated market access improve the owner’s risk position.

“Greystar has built specialized teams across critical operational areas, giving us access to expertise for areas that need a real focus.”

Flexibility

The value of flexibility is unique to each customer. There are multiple scenarios in which a customer might implement National Accounts Procurement and later realize additional uses and business opportunities, including:

  • Expanded supplier and service categories. Greystar can extend the value of National Accounts as it adds categories, products, geographic coverage, and supplier capabilities. For example, over the past four years, supplier products and categories expanded further into installation services, HVAC and water heater work, appliance delivery and installation, flooring, waste technology, utility support, construction purchasing, and other specialized services. These additions are particularly relevant where owners face skilled labor shortages or inconsistent local coverage. The composite organization may realize future savings and continuity benefits by shifting new addressable categories to preferred suppliers.

  • Broader Advantage Solutions capabilities and innovative pilot programs. Greystar’s surrounding operating platform creates options beyond the National Accounts supplier services through capabilities developed as part of its Advantage Solutions programs. Greystar’s scale gives owners access to pilots, beta capabilities, and supplier product development discussions that may not be available to an individual community. Greystar can test these capabilities across a limited group of properties before recommending broader adoption. The composite organization retains the option to participate in a future pilot and scale the capability if measured performance is favorable. This staged approach can reduce the cost and risk of innovation while allowing the owner to benefit from supplier investment and Greystar’s implementation experience.

“Greystar’s scale gives us access to emerging technologies and innovations that can help us improve leasing performance and operational efficiency.”

Interviewed four relationship managers and surveyed 42 respondents at suppliers for National Accounts Procurement to obtain data about benefits and risks.

Composite Organization

Designed a composite organization based on characteristics of the interviewees’ and organizations.

Financial Model Framework

Constructed a financial model representative of the interviews and survey using the TEI methodology and risk-adjusted the financial model based on issues and concerns of the interviewees and survey respondents.

Case Study

Employed fundamental elements of TEI in modeling the investment impact: benefits, flexibility, and risks. Given the increasing sophistication of financial analyses related to investments, Forrester’s TEI methodology provides a complete picture of the total economic impact of purchase decisions. Please see Appendix A for additional information on the TEI methodology.

Total Economic Impact Approach

Benefits

Benefits represent the value the solution delivers to the business.

Flexibility

Flexibility represents the strategic value that can be obtained for some future additional investment building on top of the initial investment already made. The ability to capture that benefit has a PV that can be estimated.

Risks

Risks measure the uncertainty of benefit estimates given: 1) the likelihood that estimates will meet original projections and 2) the likelihood that estimates will be tracked over time. TEI risk factors are based on “triangular distribution.”

Financial Terminology

Present value (PV)

The present or current value of (discounted) benefit estimates given at an interest rate (the discount rate).

Discount rate

The interest rate used in cash flow analysis to take into account the time value of money. Organizations typically use discount rates between 8% and 16%.

Capitalization rate

The percent of an investment’s total purchase price that is earned in positive cashflow per year.

Capitalized value

The amount an investor would be willing to pay to earn a certain amount of positive cashflow at a capitalization rate that they deem acceptable for their investments.
